Although it is not officially summer yet, temperatures are heating up fast and it looks like we are going to be experiencing another hot one.
News reporters love a good weather “record” and have been gleefully sharing that the Bureau of Meteorology’s (BOM) weather modelling has indicated that we are facing one of the hottest summers on record, with well-above-average temperatures across the country.
And although warmer days (and nights) are to be expected during Summer, our friends at the BOM have highlighted that we are also set to receive above-average rainfall for the remainder of the year and through January and February. And on top of this, a heightened risk of thunderstorms in many parts.
Definitely not something we are looking forward to.
So with this news, we thought it was pertinent to share our top 7 Summer Tasks that rental property owners can undertake to minimise the damage Mother Nature can cause. And they are not just for rental properties either!
Air Conditioning Servicing
Ensuring systems are in tip top condition will not only keep your renters happy over summer, but will help prevent costly repairs – which always seem to happen at the most inconvenient time possible.
Exterior Cleaning and Pressure Washing
Pressure washing the exterior of the property will help remove any mildew that may have formed over the cooler months before it starts to stain the paint. Lichen loves wet weather and can be quite destructive if not brought under control.
Gutter Cleaning and Roof Inspection
Clearing debris from gutters and checking the roof for loose screws, cracks, or leaks will help keep the inside of the property nice and dry during the predicted wet weather.
Landscaping and Garden
Upkeep Trimming overhanging tree branches will minimise the risk of damage to property in a storm (or bushfire) and fresh mulch in the garden – it is amazing how quickly it breaks down – will help keep weeds to a minimum during their peak growing season.
Pest Inspection/Treatment
Summer can be a high-activity season for pests and not just for cockies. Termites, spiders and ants are also out and about. Warm, damp conditions are their idea of heaven and they can be very destructive if left to their own devices.
Maintain Decks and Patios
These are going to be very popular during the warmer months so now is a good time to inspect outdoor areas for loose boards and nails, and re-oiling or treating any timber that needs it. Tiled alfresco areas should also be checked as they can become unsafe quite quickly too.
Pools and Spas
If your property has a pool or spa, then the chances are, it has received very little attention during the winter months. It won’t be long though before it will be one of the most utilised spaces by your renters so now is a good time to have a health check conducted to ensure pool equipment hasn’t deteriorated over winter – replacing a hose fitting or a filter component now could save plenty of angst and money down the track.
